• Microsoft .NET Framework 3.5 SP1
• Microsoft SQL Compact 3.5 SP1 for Desktop

How it works

1. Enter in this information

• Sale Price
• Deposit
• Fees (if they are going to be added on to the mortgage)
• Interest Rate (constant or varied)
• Loan Term
• Principal or Interest Only (how many years on interest only)
• Weekly Expenses (e.g. Management Fees)
• Yearly Expenses (e.g. Council Rates, and insurance)
• Extra Weekly repayments (if any)
• Expected Weekly Rent
• Yearly increase % in rent

2. Now that you have all of this information press calculate to see how the cash flow for that property will look.

3. You can save multiple properties and compare the cash flow on each one to see when each property will become positively geared.
