Selling your home

Whether selling your primary place of residence or an investment property, there are many things that can be done to easily increase your sales price and the amount of interest in your home. Home buyers looking for their new home to live in will look for one they feel comfortable in. It is more of an emotional decision than a logical one.

First impressions count and this will be your front garden. Photo’s on real estate web sites or a drive past the house is the first thing people will see and judge the house on.  Keep the grass mown regularly while your property is on sale and it may be a good time to add some weed and feed. Make sure your garden has evergreen plants; this will help keep the home looking nice over winter. A spot of colored plants or shrubs adds a lot to a garden. There are plenty of hardy flowering shrubs, just as for some advice while down at your garden centre.

Gutters are a cheap way to make your house look great. A fresh coat of paint around gutters or wooden window shutters will make your home look brand new. Washing the windows works well for both the inside and outside of the house. While your property looks clean it also allows greater light into the house and helps give the house a fresher feel.

Move any unlikable objects from the front of the house. If you have a beat up all van that has rusted, it may be best to drive it around the corner for the day. The type of car in your driveway can have a impact on first impressions. So make sure when you are selling your home that only the nice car is parked out front and the bins are hidden around corners.

When people start looking in your home, smells can affect them greatly. The best way to make a house smell fresh is to open the windows. Make sure they are all open 1-2 hours before the property is due for inspection. If they are stuffy areas of a home, put very lightly fragrant objects in the room. Be very careful on how you fragrant your home as while you may like it, some people may be allergic or dislike the smell.

If you are going to paint before you sell your home, it is best to go with neutral colors. A room with a bright pink wall is not going to sell well to most people. Painting is generally a great idea as it removes all marks from the wall and can make your home look terrific when people come in.

There are many more things you can do to your house to make it sell. It is best to think of what you would like to see a home look like, or make sure that something that would put you off buying a home is not present in your house. A bright, fresh place to live and comfy relaxing sections of your home are what people will be looking for. Remember they are most likely looking for home, not a house.
