Safeguarding your Investment from Tenants

Getting the right tenants for your property is an important aspect in property investment. Following are few points that you could consider before letting out your investment property for rent.

·         Always check for references from your tenants

·         Check for their previous landlords

·         Check for their credit history through a credit report services agency

·         Check for their current job & income.

·         Get upfront rent for few weeks with right amount of bond money

Once you have let your property out to a tenant you should regularly visit your property to inspect if the place is maintained to your expectations & no damages etc are caused to the property.

To cover you from any unexpected costs that you could incur due to your tenants, you should consider going for the landlords insurance, which also includes costs incurred due to other causes. The different unexpected costs that you could incur could be for cleaning, painting, damages to your doors, windows etc that your tenants may cause and walk out of the house.

If you don’t want to deal directly with your tenants you can have a real estate agent that can take care of the property by performing timely inspections.
